Town Long-Range Planning Projects

The Town of Parker's Community Development Department completed several important long-range planning projects in 2019.  These projects are part of the Town’s ongoing efforts to continue to improve the quality of Parker development and plan for the future of our community.  

New Parks Dedication Standards Recommendation Report: With every new residential development, the Town requires dedication of new parks. The Town hired consultant MIG to analyze the current standards and recommend improvements with a focus on the quality of future park spaces. Town Council adopted a resolution to support the recommendations and directed staff to draft code amendments for implementation. 

Town-Wide Development Forecasting: Community Development staff established a Three-Year Development Forecast to assist in evaluating revenue projections for the Town and to serve as a tool for guidance in the Town's budgeting process.  

New Townwide Wayfinding Signage: Fabrication and installation of 21 wayfinding signs along Parker Road within CDOT right-of-way completed the final phase of the Townwide Wayfinding Signage project. This system directs residents and visitors to various community amenities.

Parker Road Corridor Plan: Parker Road is a key identifying feature in Town, however, it does not currently reflect the high quality of life or aesthetics that Parker residents value. It also has a significant impact on the Town as a barrier for east/west traffic, pedestrians, bicyclists and commerce. The Parker Road Corridor Plan was adopted in December to provide both the Town and CDOT with guidance as they plan for future infrastructure and land use along the corridor.

New Development Design Standards: Town Council adopted new Development Design Standards in November to replace the Town’s existing design standards, which dated back to 1999. The new Development Design Standards will improve the quality of commercial, industrial and mixed-use development in Parker.   

Land Development Ordinance (LDO) Modernization: The current LDO was originally adopted at the time of the Town's incorporation in 1981. Incremental updates and revisions over time have created gaps, inconsistencies and ambiguity within the regulations. The Town is working on modernizing the LDO into a user-friendly document. Project consultant Clarion Associates completed an analysis of the existing LDO, identified key areas that need to be updated and created a Project Charter of how the project will be completed over the next two years. The team is currently drafting the first module on zoning districts and land use standards.
