2019 Development Review and Building Activity Summary

The year 2019 was another busy year for the Community Development Department, consistent with the overall growth in the Denver Metro area.

The Development Review Division is responsible for processing land use applications, such as requests for annexation, rezoning, site plans and subdivision plats. The total number of land use applications submitted to the Town increased from 163 applications in 2018 to 185 applications in 2019. 

Some notable land use applications for 2019 include:

  • New Planned Residential Development: The property owners for the Hess Ranch Planned Development are moving forward with building a new residential community in Segment 1, which is located southwest of Stroh Road and Crowfoot Valley Road, with 588 new single family residential homes, 136.35 acres of preserved open space and over 17 acres of new parkland proposed.
  • New Townhome Community: New townhomes are proposed in the Olde Town Planned Development, also known as Senderos Creek. The proposed Senderos Creek North Townhome and Condominium community will be located on the south side of Mainstreet east of Jordan Road. The builder has proposed 108 condominium units and 53 townhome units. Also proposed with this development is 24,761 square feet in two new office buildings.
  • Overall commercial land use applications have consisted of new businesses, expansion of existing businesses and new commercial multi-tenant buildings in Crown Point, Parker Pavilions (near PetSmart and Office Depot) and in Olde Town.

Building Permit applications for new construction and remodel work continue to be robust. The Town issued permits for 393 new single family homes, 29 townhomes, 58 multifamily homes and 536,883 square feet of new commercial and light industrial building space in 2019. 

Along with reviewing and issuing of permits, the Building Division conducted 37,456 building inspections. Major building projects included the Pine Bluffs commercial area, SpringHill Suites, The Laszlo Hotel, Sky Ridge Emergency, Paragon 28 and the Blu Note Bar and Grill. Overall, it was another very busy year for the Building Division.
