The Parker Town Council decided, with advice from Partnering for Parker’s Progress (P3), to take Pine Curve off the market and reevaluate the process for selling the property. This means that the property sale has been paused and is not actively for sale. Pine Curve was one of the five My Mainstreet project sites. At 24-acres, the Pine Curve site offered more development space than the other sites, allowing for several development possibilities. During the My Mainstreet project, the Parker community shared their input to help determine the kind of development best suited for downtown Parker. This feedback was compiled into the Strategic Framework, a guiding document intended to guide interested developers when creating their plans for each site in downtown Parker. Since Pine Curve was listed for sale in 2018, developers interested in purchasing the property have struggled to meet the vision that Town Council had for the site. After several inquiries, it was determined that the current development market was not in alignment with the Strategic Framework recommendations. “Ultimately, Town Council determined that taking Pine Curve off the market was the right decision,” said Weldy Feazell, Interim Director for P3. “Our next steps are to reevaluate as an organization and to find the right development partner that will build within the guidelines outlined in the My Mainstreet Strategic Framework document.” While the development process has paused for Pine Curve, there are still four other sites for sale in downtown, all of which have recently received several new development inquiries.
My Mainstreet Project Background: Mainstreet is the gem of Parker, home to restaurants, artisan coffee shops, culture, public parks and more. In 2018, P3 took the lead on engaging the community to provide feedback about how to best develop four different properties owned by the Town of Parker and P3 downtown. The My Mainstreet project culminated with the release of the Strategic Framework: A Blueprint to Community Supported Development, a guide for the future of these sites. About P3 Parker: Formerly known as the Parker Authority for Reinvestment (PAR), the Town of Parker’s urban renewal authority has now evolved in both name and initiative. P3 is enhancing Parker through investment and collaboration. P3 is a true partner that is committed to defining and accomplishing public and private goals that improve the Parker community.
