Development Review/Building Activity - 2020 Summary

Building Inspection

The year 2020 was a very different, but still busy year for the Town of Parker's Community Development Department consistent with the overall growth in the Denver metro area.

The Development Review Division is responsible for processing land use applications such as requests for annexation, rezoning, site plans and subdivision plats. The total number of land use applications submitted to the Town decreased slightly from 185 applications in 2019 to 180 applications in 2020. Some notable land use applications for 2020 include:

  • Planned Residential Development: Sketch and Preliminary Plans for three new residential communities were submitted, including Anthology North (south of Hess Road and east of Chambers Road), Hess Ranch/Looking Glass (south and west of Stroh Road and Crowfoot Valley Road) and Newlin Crossing (northeast corner of Chambers Road and Mainstreet). Combined, these three developments will add 1,691 new single-family residential home lots and more than 25.6 acres of commercial land, 128 acres of open space and 76 acres of parkland to the Town of Parker.

  • Commercial Development: Overall commercial land use applications were less diverse in 2020 than 2019. Applications primarily focused on new freestanding commercial buildings versus multi-tenant buildings and changes to buildings in response to COVID-19 restrictions, such as outdoor patio expansions and improvements to take-out facilities.

  • Temporary Patios: The Town also implemented the Temporary Patio Program allowing business to temporarily convert a portion of their parking lot and other outdoor spaces into outdoor patio space for customers.  The Community Development Department approved 19 Temporary Patio Permits in 2020 for local businesses.

Building Permit applications for new construction and remodel work continued to be robust in 2020. The Town issued permits for:

  • 390 new single family homes
  • 15 townhomes
  • 53 condominium units
  • 204 apartment units
  • 256,025 sq. ft. of new commercial and light industrial building space  

Along with commercial and residential plan review and issuance of permits, the Building Division conducted 31,497 building inspections. Overall, it was another very busy year for our Building staff.
