[ARCHIVED] Modernizing Parker’s Land Development Ordinance

The Planning Division of the Town of Parker's Community Development Department and project consultant Clarion Associates continue to work on a comprehensive update of the Town's Land Development Ordinance (LDO).

The LDO, Title 13 of the Parker Municipal Code, governs land use and development within our community. It was originally adopted at the time of the Town’s incorporation in 1981 from Douglas County zoning, and while it has been updated significantly over the years, it is in need of a comprehensive update.

The current modernization project began in late 2018 and is slated for completion in 2023. When complete, the update will facilitate a more transparent, modern and efficient approach to how the Town manages future growth and development by better aligning the LDO with the vision, goals and policies of the Parker 2035 Master Plan and other adopted planning documents. Other benefits will include adoption of best practices in zoning and a more efficient, easier-to-use regulation.

Drafts for this update are occurring in three installments, called ‘modules’:

  • Module 1 - Zoning Districts and Land Uses (Public Draft Complete)
  • Module 2 – Development Standards (Public Draft Complete)
  • Module 3 - Administration and Procedures (Draft Currently in Progress)

Public drafts of Modules 1 and 2 are complete and available to view online. Work on the final installment, Module 3 – Administration and Procedures, is currently underway. A public draft of Module 3 will be available on our project website this fall for public review and comment. A public open house will also be held in Fall 2022 to solicit citizen feedback; make sure to read future issues of the Talk of the Town newsletter to find out when a date has been scheduled.
