[ARCHIVED] What You Need to Know About Building Permits

With re-roofing season in full swing, the Town of Parker Building Division would like to remind our citizens that when you consider making home improvements, a building permit is probably required. Before you or your contractor start a project, give the Building Division a call at 303.841.1970 to discuss the need for a permit. Also, check with your Homeowners Association’s architectural control committee to determine if there are any neighborhood restrictions that may apply.

Some common home remodel projects that require a building permit include (but are not limited to):
• Re-roofing
• Windows (replacement or new installation)
• Water Heaters
• Furnace and Air Conditioners (new or replacement)
• Gazebos or Shade Structures
• Decks and Patios
• Basement Finishes and Additions
• Any Plumbing Work
• Any Electrical Work
• Porches, Patios, Deck Covers
• Pools and Hot Tubs
• Siding
• Shed (over 200 sq. ft.)

Why should you get a permit? Great question! First, the law requires you to get a permit. Secondly, as a protection to the homeowner, permits provide third-party verification that you (or your contractor) did the work to minimum code requirements. Finally, permits provide the homeowner with an inexpensive resource for construction-related questions (permits give you access to expertise in all fields including plumbing, mechanical, electrical, framing and finish).

Once you receive your building permit, place the permit in a window or other visible location that can be seen by Town building inspectors. Currently, roofing permits are taking five business days to process due to the backlog in roof permit applications. All other permits continue to be processed in one to three days. Inspections requested by 3:30 p.m. will be scheduled for the next business day.
