On Feb. 21, 2017, the Town Council held a public hearing on Price Development Group’s Minor Development Plat application for a 22-acre vacant parcel in Pine Bluffs Filing 2, located on Parker Road immediately north of the Parker United Methodist Church. The purpose of the minor development plat is to create a buildable lot for future multi-family residential development. Following in-depth public comment, Council voted to continue the hearing to July 17 and asked the developer to provide additional information on several issues relevant to the application including density, pedestrian safety, traffic, school impacts, parking adequacy and neighborhood access points.
The developer has provided the requested information and asked that Town Council reschedule the public hearing continuance from July 17, 2017 to May 1, 2017. This request was approved by Council on Monday, April 3. At the public hearing on May 1, it is anticipated that the applicant will present the requested information, staff will provide review comments and the public will have the opportunity to speak.
The change in hearing date was requested by the developer for the following reasons:
- The requested additional information has been provided
- The criteria for approval of the minor development plat for the subject property has been satisfied
- The continuance for such an extended period of time will impose a significant and unnecessary delay on proposed multi-family residential development that is permitted by zoning
- The delay will have a negative impact on the refinancing of the Pine Bluffs Metropolitan District
