The My Mainstreet Project is a community effort to encourage the right growth in the right places in downtown Parker. P3 (Partnering for Parker's Progress) has been working with residents, businesses owners and developers with the goal of creating cohesive and high-quality, desired additions to Parker's downtown through the use of four vacant, publicly owned parcels of land.
The project finished another key stage last month through the completion of a market analysis, the third piece of the project puzzle that is just as important as the public's feedback and the zoning data for each area. A good market analysis will look at the kind of development that is possible based on the economy, any expected expansion and the anticipated demand over the next decade. The wait is finally over, and we’re excited to share what the study has determined could work for each site in downtown!
MARKET ANALYSIS FINDINGS
19801 E. Mainstreet – On this site (former Parker Water and Sanitation District building), the market analysis suggests that a professional office, multi-family housing, single-use restaurant or brewpub, or a boutique hotel are the most economically viable.
PACE Lot 2 – On this site (located just north of the PACE Center), the market analysis suggests that a retail and restaurant complex would be supported by the Parker economy.
East Mainstreet – This site (west of Discovery Park) is the ideal location for a professional office, multi-family housing, retail and restaurant complex, or a boutique hotel.
Pine Curve – Finally, on Pine Curve (east of the intersection of Pine Drive and Mainstreet), a neighborhood shopping district with a grocery anchor or medium density housing are the most economically viable.
Now that the market analysis results are in, we’re looking for areas where zoning, public input and the market analysis align. Then, we will work to figure out how these areas of alignment translate to Parker.
